Every service is delivered on a month-to-month agreement—if your plans change or if we ever fall short, you can cancel anytime.

Concierge Essentials — 5% of Monthly Rent

• No long-term contracts. We earn your business monthly with a true month-to-month agreement.
• Owner and tenant portals to store documents, accept contributions, process rent, and submit work orders.
• Rent collection via online payments, mail, or in person, with on-time direct deposits to your bank account.
• Accounting, bookkeeping, and monthly financial reporting, with deeper reports available on request.
• Annual tax packet containing your 1099, cash flow summary, annual statement, expense register, and all invoices paid.
• Optional bill pay — we can pay property expenses from rental funds or forward the rent so you can manage bills in-house.
• 24/7 maintenance oversight to triage requests, take action, and keep the property protected.
• Lease enforcement and tenant management, including communications, legal notices, and resolution.

Concierge Plus — 8% of Monthly Rent

Everything in Concierge Essentials, plus:

• Dedicated account representative who monitors your goals and serves as your ongoing point of contact.
• Annual detailed inspection with photos. Essentials clients can request the same inspection anytime for $145.
• Lease renewals handled for you, supported by a complimentary rental price analysis every time.
• Protection Plus (on approved properties) with loss of rent coverage, eviction protection, and up to $1M in general liability coverage.

Concierge Premium — No Touch (11% of Monthly Rent)

Our most hands-off experience combines Concierge Plus with a hybrid tenant placement service.

• Everything included in Concierge Plus.
• $0 tenant placement fee thanks to the built-in hybrid placement process.
• Same transparent communication, reporting, and month-to-month flexibility across the entire relationship.

Tenant Curation Essentials — $1,500 Flat Fee

• Initial rent analysis and habitability inspection to confirm the property meets rental standards.
• Remote showings backed by identity verification and single-use access codes for secure tours.
• 24/7 AI-supported scheduling so prospects can instantly book an available time.
• Move-in and move-out inspections with complete photo documentation.
• Lease execution and secure payment processing for move-in funds.
• Complimentary high-quality phone photography, with an option to upgrade to professional photos and a 3D virtual tour for $350.
• Owner keeps responsibility for project management; talk with us if you would like to add that support.

Tenant Curation Lux — 1 Month's Rent

• Average tenant placement in about three weeks, and we only collect our fee once a lease is signed with a qualified tenant.
• Location-specific rental price analysis to position your home competitively.
• Habitability inspection plus insights on enhancements that help the property rent faster.
• Project-managed property preparation, including vendor coordination, estimates, and budget oversight.
• Professional photography, video, a 3D virtual tour, and listing syndication to major sites like Zillow, Trulia, and Realtor.com.
• 24/7 AI-supported scheduling with immediate responses and in-person, agent-supervised showings.
• Applicant screening with credit and background checks, income verification, and employer and previous landlord references.
• REALTOR®-prepared lease, payment receipt and processing, key handoff, and pre-move-in inspection.
• Two-year tenant placement guarantee: 30% of the first month's rent if a tenant leaves within 12 months, and half price if it happens during the second year.
